FREE
VALUATION
After
your visit or telephone
call to our office one of
our experienced members
of staff will call to your
property and estimate the
achievable rental income
for your property.
REFERENCES
As
part of our service we will
secure at least two references,
in writing from each prospective
tenant and will ensure that
they are confirmed and checked
once we receive them. These
references are normally
employers, bank and previous
landlord references.
ADVERTISING
& MARKETING OF YOUR
PROPERTY
When
authorised by you, we will
include your property on
our listing, which is updated
daily and will immediately
try and match it to our
database of prospective
tenants, which also changes
daily.
We
advertise your property
in the local newspaper
together and also on our
website and other related
websites which are used
by prospective tenants seeking
to move or relocate in Wexford.
We also have very uniquely
branded “To Let” signs available.
VIEWINGS
Viewings
will be accompanied by an
experienced member of staff
who will meet prospective
tenants at a time of their
choosing. Once we
have secured a suitable
tenant for your property,
and when you are happy with
their references etc., we
recommend that you try and
meet them at the check-in
stage to your property.
FINANCIAL
TRANSACTIONS
In
general the tenants pay
one months rent as security
deposit and then either
one weeks rent or one months
rent in advance. After
the deduction of our fees
we will send you a balancing
statement. It is the landlords
responsibility to hold the
security deposit and return
it to the tenants at the
end of their tenancy agreement
or when they vacate the
property. If required, we
will ask the tenants to
complete a standing order
with your bank for future
rental payments.
TENANCY
AGREEMENT
We
arrange to have the tenancy
agreement signed at our
office by the tenants and
then forward the agreements
to you for your signature.
The agreements we
use are the most up to date
ones available from the
Law Society. However, if
you so wish you can also
provide your own tenancy
agreement and we can also
have the tenants sign that
too.
INVENTORY
It
is important that you supply
us with a detailed inventory
for your property so as
we can attach it to the
tenancy agreement. If
you wish we can provide
you with this service at
an additional charge.
UTILITY
BILLS
It
is necessary for you to
transfer the utility bills
from your name directly
to your new tenants name,
if requested we can take
meter readings for you in
order for you to do this.
LEASE
RENEWAL
Once
the tenancy agreement expires
and if your tenants wish
to stay longer we will always
strongly advise that you
avail of our renewal service
which is available at an
additional charge at that
stage.
PROPERTY
REGISTRATION
The
landlord must register the
property with the PRTB and
this involves a nominal
annual fee and a form to
be completed by both you
and your tenants.
STAMP
DUTY
If
the rent exceeds €19,046.71
p.a. the tenant must pay
1% stamp duty of the annual
rent (plus a €12.70 stamping
charge).
