- DETAILS OF OUR SERVICES & CHARGES REGARDING THE LETTING AND/OR MANAGEMENT OF YOUR PROPERTY -

 

After your visit or telephone call to our offices, we will arrange to visit your property. We will carry out an inspection and provide you with advice on the current rental value, guidance on the condition of the property and advice on décor and facilities. We will also discuss our range of services and charges.

Our service is to match suitable tenants to your property, through advertising and through our excellent contacts with industry, banks, auctioneers, medical and many other professions.

All our tenants must offer at least two references from either a bank, solicitor, employer or previous landlord.

On securing a suitable tenant for you we will deal with the necessary formalities as quickly as possible.

 

 SERVICE OPTIONS AVAILABLE:

TENANT INTRODUCTION

Fee: 6% of annual rent plus VAT @ 21%

Details: We would advertise on your behalf and seek a suitable tenant who would be professionally vetted. We would arrange for all the utilities to be transferred to the new coming tenant. At the end of the term we would organise change of tenant and handovers - should you wish.

RENT COLLECTION

Fee: 12% of annual rent plus VAT @ 21%. 6% deducted at initial stage from tenants deposit and 5% deducted every month thereafter.

Details: The same as the full management package except we do not look after inspecting the property or handle repairs - we simply collect the rent from the tenant and forward monies directly to you each month.

FULL MANAGEMENT

Fee: 13% of annual rent plus VAT @ 21%

Details: We will advertise your property, professionally vet and secure a tenant, collect all monies i.e. deposits and rent, have the legally binding tenancy agreement signed, arrange transfer of utilities to the new tenants, handle all repairs subject to your approval, regularly inspect the property and advise you on its condition so that you can closely monitor your asset.

INVENTORY

Fee: €45 plus VAT @ 21%

Details: It is important that you supply a list of all items in your property which needs to be included in the tenancy agreement. You can either do this yourself or we can prepare it for you.
